Bayview Plaza - Mission Bay update

Bayview Plaza is the name of the development planned by Protea for the Clairemont Trolley Station.

I blogged a couple years ago of Protea’s plans for this vacant lot HERE.  It was just a brief meet-n-greet session, but now plans are well into the works seeking city permissions.

This is the second meeting with Protea and the final opportunity for local/public input.

Residents did express themselves by voting on possible retail spaces desired, as noted by the dots on the options board.  Green means ‘I want it’.

The proposed trolley station looks like others.

But lacking as seen in this overview in that there is no pedestrian overpass, no bike route!  Both HUGE!  Remember, it is permitted to take your bike on the trolley.  

But to be fair safe passage for pedestrians and bicyclists is the responsibility of the city planners.

I still like Protea despite the complex is now more than 76’ vice the 30’ that was originally proposed.  Personally I feel the city planners totally left the idea of a viable mobility hub out of the concept.

Parking will be AWFUL, with 156 residential units vying for 86 resident parking spaces.  137 parking spaces are for retail customers (might used by residents) and 150 for trolley use only (too many).

Another concern is seen in Mass Transit Magazine article HERE.  Note there is no environmental study required, and the city will make its decision behind closed doors.

We were traveling on our 2019 Road Trip during the final De Anza Cove public meeting.  I doubt that I would have attended anyway as it was downtown at the City Council.  Basically the De Anza Specific Plan was merged into the larger Mission Bay Plan.

Campland has announced they will be taking over the short term cleanup and support of the Mission Bay RV Park – full article HERE.  The issue with the previous contractor is the amount of asbestos discovered, and they backed out of the clean up.



With the permission of the Coastal Commission to proceed Campland has committed to a 2 year project to clean out the remaining homes and stabilize the shoreline.  That news can be found HERE.


Altho this is called a 'short-term' project, the city just gave away public land for private development.  But, at least it is moving forward, after a long delay.

In exchange Campland will add 150 RV sites on the de Anza peninsula.

The restaurant that was to take over the old Visitor Center, did not secure a liquor license and withdrew :(  The site will now be the Beach Bunny renting toys 'Beach Bikes Boards' is their slogan.

Beach Bunny will have a snack bar, but no adult beverages.

Meanwhile on the Big Bay, ground breaking on the Chula Vista Bayfront Project was today.  This 535 acre project will add another 246 RV sites to the waterfront.  And include restaurants, public parks, retail, etc.  I wonder if Fran would move to Chula Vista ???

Mission Bay - ad-hoc meeting

My last update on the De Anza Revitalization Plan was after the previous ad-hoc committee meeting, which I was able to attend in Nov 2016.  That blog can be reviewed HERE.  My personal choice was Alternative 3, which allowed for the greatest tidal flow and options for non-motorized water sports.

Despite this alternative plan receiving the vast majority of support (4x the other contenders) it has been dropped.

Our travel commitment did not allow for attendance at the final public meeting of the ad-hoc committee on June 29th.   My information presented is from the website and an email from a friend who did attend.  The two remaining alternatives were presented as slight modifications of the previous concepts.


But have been renumbered to add to the confusion.


Both of the final draft plans include baseball, basketball, volleyball, golf and tennis.  Both plans include ~38 acres of wetlands and, drum-roll …, 40 acres of guest housing – in the form of an RV park.  For reference the existing Mission Bay RV Resort is ~26 acres and coincidentally Campland on the Bay as it is now occupies 40 acres.  As I reported previously the existing Campland location will remain in operation during the revitalization project and then that property will be added to the Kendall Marsh as wetlands.

I would like to have attended as I think both plans lack facilities for the tennis courts.  Placing the courts  closer to the golf clubhouse and its restaurant would allow those facilities to be shared.

Woot Woot!!!  A contract has been awarded to replace the abandoned visitor center with a restaurant.   Mission Bay Park remains an alcohol free park, but Shoreline Mission Bay will offer a counter-service with wine and local craft beers on tap.

And for the coffee addicts, a Starbucks will soon be open at the top of the Clairemont Drive hill in the old McDonald's location, and another will be opening at the forthcoming trolley stop at bottom of Clairemont Drive.  I expect both the Starbucks and Sprouts (replacing Keil’s) at the top of the hill to be open by the time we return home in September.  Sprouts is a local grocery that specializes in farm fresh produce, but it is not a full service grocery.

If you are not bored yet, check out the plans for Morena Blvd.  Where’s Morena?, if you've been to Coronado Brewing – it’s safe for now - or had tacos at Off Shore - it may not survive - you've driven on Morena.  If you've bought gifts at Toys-R-Us, that is all gone replaced by up to 10 story condominium buildings.  This is another meeting we missed.

Both the Baypark Boardwalk and Morena plans are far enough out that I will get a say soon.  But it’s wise to review now and prepare for the next meeting.  If you have any questions I’ll try to get an answer, if your review of the city’s offerings merits a comment please do so.

STREAK 44 - Campland on the Bay

During Mothers Day weekend the Over the Hill Gang of San Diego hosts one of the largest and longest running local car shows in San Diego County called the "STREAK" at Campland on the Bay on Mission Bay.  OTHG car club members show off their pre-59 cars at the 44th annual STREAK and invite other local clubs to join them.


NOTE:  I’d like to let you know that the Campland lease has been extended for 3 years.  The previous lease was to expire Nov 7, 2017 but now it is assured that Campland on the Bay will remain at least until November 2020, with an option of an additional 2 years, into 2022 at the City’s discretion.

We’re here for STREAK 44.  Here’s a sample of the extreme efforts put into the restorations, customization and future projects.

What’s not to like about Woody?  As long as it has surfboards, both look like the could be right off a Beach Boys cover.


We parked at De Anza Cove and walked thru the ghost town of our old hood.  The demolition in De Anza Mobil Home Park has begun.  Large containers are in place for the various recycleable components, including the landscaping.  




My old trailer was moved off its lot some time ago by a subsequent owner.  There’s nothing left on the old North-West 2 lot.


All in all it was a nice day in the sunshine while still cool enough for a little walking.
